How can I view one of your properties?
Viewings can be made by arrangement with the office. You will normally be able to view any of our properties within 48 hours.
Can I arrange to view a property out of office hours?
Under certain circumstances we will allow out of hours viewing up until 6:00pm and on Saturday mornings.
What kind of rental might I be expected to pay for a furnished or unfurnished property?
Rental prices vary depending on several factors, namely, the quality and location of property and the quality of any furnishings included.
How much will I need to pay in the first month?

What references will I need to provide?
We will write to your employer for your work reference and also to your current or previous Landlord/Agent for your Tenant history reference. We will also need 3 months wage slips, 3 months bank statements and you will need to provide photo ID too so be prepared to bring in your passport or driving licence. We would also need a recent utility or phone bill in your own name with your current address on it.
If you are moving to the UK from abroad you would also need to pass regulatory immigration checks and we will need a copy of your Visa and entry and leave dates.
What if I am a full time student or unemployed?
No problem. All we need if you’re a student is to obtain a guarantor and a letter from your college or university confirming your course, a personal reference and, if you’re under 21 years old, a letter of parental guarantee. In some circumstances you may be required to pay your rental in full in advance.
How long will it take before I can move in?
Assuming the property is vacant, normally around 5 working days. A lot depends on how quickly we are able to obtain your references. Once you have paid your holding deposit ( this will hold the property for you for up to 15 calendar days). Your first months rent is due after two days of paying the holding deposit.
When do I pay the first months rent?
The first months rent must be paid within 48 hours of paying the holding deposit.
When will I get my deposit back?
Your deposit will be refunded subject to the property being left in a satisfactory condition and proof that all final utility bills have been paid. We currently register your bond with Deposit Protection Services and once you have agreed your deposit breakdown with our in house team we communicate this agreement to DPS and they then release your bond or in some instances you may not agree and the bond will enter into a dispute. Any agreed sum will be released immediately but the disputed amount will be held back by DPS pending resolution by the DPS independent case examiner.
Define 'satisfactory condition'?
The property should be left in the same condition it was in when you first moved in save fair wear and tear thus allowing the property to be immediately re-let.

What length of lease is available?
All our leases initially run for either a six or twelve month period (other periods can be discussed) after which time (if a new agreement has not been agreed and signed) you will have to give us one clear months written notice to end on a period date to vacate the property.
The landlord cannot ask you to leave during the first six months however after that date he can ask you to vacate the premises by giving you two months written notice.
What if something breaks down in the property?
For properties under our management, repairs will normally be attended to within 48 hours.
In some circumstances this may take longer if the owners further consent is required or a part is required.

If you have no access to the internet you will find one available for use in our office in normal office hours.
